What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like closets, entryways, and pantries. They may make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total living area of the home and the general layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Property taxes

Tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A home measurement service can ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service completed by an appraiser (after any updating that may have affected square footage).

Information for real estate agents

To ensure that your client's property closes at a price that correctly reflects true market value, we advise requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for getting potential buyers interested because they can view the layout and features of the house before and after a walkthrough.
